Your customers want to see and touch the goods before they order. That takes space in Germany, but not necessarily your own. Here are the three routes side by side, with real costs and real timelines.

The three routes
Which one fits you?
Your own space, your own sign, your own opening hours. You need a lease, fit-out, staff and ongoing operation. Realistically about six months to opening. It makes sense when you already have revenue in Germany and will work the market long term.
You share the space, reception and operation with other manufacturers and pay a monthly fee instead of rent and salaries. For textile manufacturers this runs through TTM Munich. Considerably cheaper, but the sign is not exclusively yours.
No room of your own: your samples sit with us, meetings happen in meeting rooms, a local contact looks after your customers. Ready in weeks rather than months. Good for testing the market before you invest in space.
Costs
What an own showroom really costs.
The figures below are practical values from Munich. They vary by location and fit-out standard, but they show the order of magnitude you need to plan for.
- Rent Around 200 m² of raw space in Munich: about €7,000 a month, plus service charges and deposit.
- Fit-out Shopfitting runs between €100 and €1,000 per square metre depending on scope — one-off, but payable up front.
- Staff One person on site costs roughly €4,500–6,000 a month all-in.
- Company & accounting GmbH formation, share capital and ongoing tax advice come on top.
Together you land at roughly €6,000–8,000 a month before the first customer arrives. That is exactly why many manufacturers start with route 2 or 3 and build their own space only once the market carries it.
